# Client Billing Overview

Use the overview to monitor client invoices, activate properties, and open each property's billing workspace.

***

## 🧭 Open the overview

In the dashboard, go to **Properties → Client Billing**.

By default, the overview uses the last **12 complete calendar months**. The current partial month is not included in that default range.

***

## 🔍 Filter the data

Use the filters at the top of the page:

* **Filter Billing Period** — choose an inclusive start and end date
* **Filter Object** — show one or more properties
* **Filter Client** — show properties and invoices for selected financial clients

The KPIs, charts, property table, and materials list refresh automatically when you change a filter.

{% hint style="warning" %}
The end date cannot be earlier than the start date. Clear or correct the dates if the overview shows a date-range error.
{% endhint %}

## 💶 Understand the KPIs

| KPI | What it shows |
| --------------------------------------- | ------------------------------------------------------------ |
| **Cohost Income** | Gross total of client invoices in the selected period |
| **Actively Invoiced Properties** | Number of properties with invoices in the selected period |
| **Cohosting Clients** | Number of distinct invoice recipients in the selected period |
| **Average Monthly Income per Property** | Gross income divided across invoiced properties and months |

Each card compares the selected period with the previous period of the same length. Its small line shows the last 12 complete months.

## 🏠 Use the property table

The **Property Client Billing** table shows:

| Column | Meaning |
| --------------------- | ------------------------------------------------- |
| **Property** | Property name and address |
| **Client** | Assigned invoice recipient |
| **Last Invoice** | Most recent invoice number in the selected period |
| **Last Invoice Date** | Date of the most recent invoice document |
| **12 Month Trend** | Monthly gross totals for that property |

Use the search control to find a property. Click a row to open its details. If an invoice has a magnifying-glass icon, use it to preview the first page of the current PDF.

***

## 📈 Read the charts and materials

* **Monthly Cohost Income** compares gross income and invoice count by month.
* **Properties in Client Billing** compares active and inactive properties.
* **Cohost Income by Client** can show the top, bottom, or all clients.
* **Materials** lists recent net material expenses in the selected period and shows their total.

The materials card shows up to 12 recent entries. Open the property draft to review the material lines included in a specific invoice.

***

## ➖ Remove a property

1. Open the property from the overview.
2. Select **Remove property** in the Client Billing sidebar or mobile section menu.
3. Confirm **Remove from Client Billing**.

Future monthly invoices stop for that property. Existing drafts, invoices, and history are retained, and you can add the property again later.
