# PriceLabs

Dynamic pricing for your units — market-based rates, synced automatically.

## 💹 PriceLabs

[PriceLabs](https://pricelabs.co) analyzes market demand, competitor rates, and booking patterns to set an optimal nightly price for every date. Once connected, those prices flow automatically into your OkupAI calendar — and from there to all connected platforms.

## ⚙️ How to connect a property

PriceLabs is connected **per property**, from the property's detail page:

1. Open **Properties**, click the property, and check the **Integrations** fields in Property Settings:
   * **PriceLabs Email** — the email of your PriceLabs account
   * **N Bedrooms** — used by PriceLabs for market comparison
   * The property's **address, city, country, and map position** must be filled in
2. In PriceLabs, add **OkupAI** as your connecting partner — follow the official [PriceLabs integration guide](https://help.pricelabs.co/portal/en/kb/articles/how-to-integrate-pricelabs-with-host-it)
3. In the **Integrations** card, click **Activate** under **PriceLabs Integration** and confirm

When connected, the card shows **PriceLabs Connected** with your PriceLabs **Property ID**. OkupAI creates the listing in PriceLabs and uploads your calendar and availability (up to \~2 years ahead) as the starting point.

## 🔁 How syncing works

The sync runs in **both directions**:

* **PriceLabs → OkupAI** — PriceLabs pushes its calculated **nightly prices and minimum-stay rules** to OkupAI **once daily**, usually during the night. They appear in your calendar and sync onward to all platforms automatically.
* **OkupAI → PriceLabs** — your bookings and occupancy are reported back to PriceLabs, so its recommendations always reflect your real availability.

Manual price edits in the OkupAI calendar stay active **only until the next PriceLabs sync**, which overwrites them. Use manual edits for short-term fixes only — put your long-term pricing logic (minimum prices, seasonality, discounts) into PriceLabs itself.

## 💡 Getting the most out of PriceLabs

* **Set a minimum price in PriceLabs.** It's your safety net — the dynamic price will never fall below it, no matter how low demand gets.
* **Keep property data accurate.** Bedrooms, capacity, and location drive the market comparison. Wrong data means prices based on the wrong competitors.
* **Manage strategy in PriceLabs, not in the calendar.** Every manual day-price you set in OkupAI will be replaced within a day. Recurring rules (weekend markups, event pricing, last-minute discounts) belong in PriceLabs customizations.
* **Let it learn from your history.** Once your units have bookings in OkupAI, the platform listing IDs improve PriceLabs' market mapping — connecting an established property gives better prices than a brand-new one.
* **Review, then trust.** Check the calendar weekly in the beginning; once the prices look right, let the automation run and spend your time elsewhere.

## 🔌 Disconnecting

Use **Remove** in the same Integrations card and confirm. Your current calendar prices remain — they simply stop receiving daily updates from PriceLabs.
