# Property Settings

Your central hub for managing all properties — overview, statistics, and management tools.

***

## 🏠 The Properties page

Open **Properties** in the left menu. This page gives you a complete overview of your portfolio and is the entry point for all property management.

***

## 📊 Statistics at a glance

The top row shows live portfolio KPIs:

* **Total Properties**
* **Average Occupancy**
* **Average Review Score**
* **Average Capacity**

## 📋 Properties Overview table

The main table lists every unit with:

| Column               | Meaning                      |
| -------------------- | ---------------------------- |
| Property             | Name and address             |
| Max Capacity | Maximum number of guests |
| Bedrooms             | Number of bedrooms           |
| Check-in / Check-out | Standard times for this unit |
| Cleaner              | Assigned cleaning team       |

* 🔍 Use the **search** icon to filter the table
* ➕ Click **Add new property** to create a unit — see [Add a new property](/okupai-platform/getting-started/add-a-new-property.md)
* 🖱 **Click any row** to open that property's detail page

{% hint style="info" %}
All per-unit configuration — check-in/out times, city tax, invoice prefix, PriceLabs connection, and **Channels Mapping** — lives on the property detail page that opens when you click a row. Platform connections are explained in [Channels Management](/okupai-platform/properties-and-platforms/channels-management.md).
{% endhint %}

## 🗺 Property Locations & Capacity Distribution

* **Property Locations** — an interactive map with a pin for every unit (based on the address you entered)
* **Capacity Distribution** — a chart showing how your units are distributed by guest capacity

***

## 🧩 Management cards

Below the map, three cards bundle access management and integrations:

* **Owners Overview** — manage property owners → [Property Owners](/okupai-platform/properties-and-platforms/property-owners.md)
* **Client Dashboards** — reporting access for owners and partners → [Owner Dashboard](broken://pages/M7t9aVE262jWGH8dIJRQ)
* **Integrations** — connected services per property (Stripe, smart locks, and more), with search

***

## 🏛️ City Tax Settings

You can configure city tax settings for each property. These include:

* **Collect platform city tax in online check-in** — Enable this to charge the platform-reported guest amount during online check-in.
* **Include city tax on direct-booking invoices** — Enable this to apply the property's city tax settings to direct-booking invoices.

***

## 🌐 Booking website (per property)

Each unit has a **Booking website** section on its detail page, where you prepare that property's page for your direct-booking website:

* **Guided setup** — build the page step by step: **Page address & bookable**, **Public content** (guest-facing copy and amenities, with AI-generated suggestions you review), **Cover & gallery** (JPEG, PNG, or WebP photos up to 15 MiB), and optional **Booking charges** (fees, deposits, or taxes — per stay, per night, or per person)
* **Publishing blockers** — the workspace lists exactly what is still missing before the property can go online
* **View listing** — open the live page once the property is published

{% hint style="info" %}
Set up the account-wide website first (brand, logo, colors, site status) under **Settings → Website integration** — see Data Export. The property pages plug into that site.
{% endhint %}
