Channels Management

Channels Management allows you to connect your properties to external booking platforms like Airbnb and Booking.com, and keep prices, availability, and bookings perfectly in sync.

📍 Accessing Channel Settings

1. Go to Properties in the main menu

2. Find the property you want to configure

3. Click Edit in the last column

4. Scroll to the Channels Mapping section

This is where all platform connections for this property are managed.

➕ Adding Your First Channel

To connect a new platform:

1. Click the blue Create button

2. A new setup screen opens

You will need to configure:

• Channel → Airbnb or Booking.com

• Title → A name you will easily recognize

  • 💡 Tip: Use the listing ID + unit name

• Currency → Usually EUR (or your platform currency)

⚙️ Channel-Specific Setup

𝘽 Booking.com Setup

Follow these steps carefully for new Booking.com listings:

Step 1 – Enable Connectivity

1. Go to Booking.com

2. Navigate to Connectivity Partner

3. Add Channex.io as your partner

Step 2 – Create the Channel in OkupAI

1. Return to OkupAI → Channels Mapping

2. Click Create

3. Select Booking.com

4. Give it a recognizable name

5. Select your preferred guest payment currency

6. Hotel ID

   • Automatically detected if already connected

   • Otherwise: enter your Booking.com listing ID

Step 3 – Mapping & Pricing

• Map your OkupAI rooms & rates to Booking.com

• (Optional) Add a Rate Modifier to adjust prices (e.g. +5%)

✅ Click Save 🎉 Booking.com is now connected and syncing

𝘼 Airbnb Setup (Important!)

⚠️ Airbnb allows only ONE channel manager per account Make sure to disconnect any existing channel manager first.

Step-by-Step

1. Click Create

2. Select Airbnb

3. Give the channel a clear name

4. Select your preferred guest payment currency

🔴 Critical Setting (Do NOT skip)

• Booking Total Type → Amount including commission

❗ This is extremely important. If set incorrectly, Airbnb bookings and prices will be wrong.

Connecting Airbnb

• If you are logged into Airbnb in this browser → Click the red Connect button

• If not → Share the connection link with your client

Final Steps

1. Confirm the connection when Airbnb prompts you

2. Select and connect your listings

3. (Optional) Add a Rate Modifier

4. Click Save

✅ Synced! Prices and availability now update automatically.

Once a channel is active:

• 📆 Availability syncs automatically

• 💰 Prices update in real time

• 🛎️ Bookings appear instantly in your calendar

• 🔁 Changes propagate to all connected platforms

💡 Best Practices

• Use clear channel titles (Listing ID + unit name)

• Double-check Airbnb total price setting

• Use rate modifiers sparingly and intentionally

• Always test with one unit before bulk connections
